Time, Cost & Value

  • Our clients can save a lot of money and time compared to a traditional build. In many cases, a Swift Modular home is ready in about a quarter of the time – around 3 months instead of 12 months – and at a fraction of the cost. It’s a very popular (and smart) way to get your new tiny home, granny flat or secondary dwelling onto your property.

  • From deposit down to delivery on your site, it’s typically around 12–14 weeks. That includes manufacturing, quality checks and transport to your block, so you’re not waiting around for months on end.

Comfort, Insulation & Standards

  • Yes, absolutely. We use high-quality 50–75 mm EPS panelling for the main walls and roof, paired with double-glazed windows in all our homes. This keeps the home comfortable all year round. On top of that, our homes are fireproof and wind rated, so you can relax knowing you’re well protected.

  • Yes. All Swift Modular homes are manufactured to comply with strict Australian electrical, structural and plumbing standards, including correctly installed power points, lighting, showers, toilets, sinks and more.

  • We offer a 3-year structural warranty and a 12-month fixtures, fittings and finish warranty on all Swift Modular homes, in line with Australian consumer law.

    The warranty does not cover things like:

    • normal wear and tear

    • damage from accidents or misuse

    • damage from natural disasters or extreme weather

    As with any home or product, it’s important to maintain it in good condition and take appropriate steps to protect it from avoidable damage.

    The short version: our homes are built to last and issues are very rare. If you ever have a concern, we’re here to help and happy to talk it through.

Approvals & Finance

  • In most cases, yes. Australian councils have different rules and regulations, but generally you’ll need a building permit or Development Application for your new home or granny flat.

    The good news is that many councils are making it easier to get granny flat approvals due to the current housing situation. It’s important to speak with your local council and/or a professional planning consultant to confirm what’s required for your property.

  • Yes, we offer finance options for Swift Modular homes via a specialist finance provider. They focus on flexible payment plans for home improvement, renovations and tiny home projects, as well as other loan types like car loans and holidays if needed.

    Financing your new home over time with affordable monthly repayments makes sense for many of our clients. The application process is straightforward and you’ll typically receive a decision within 24–48 hours.

Customisation & Delivery

  • Yes, and this is one of the biggest advantages of modular living. Swift Modular homes are specially designed to fold up and be transported to another location if needed.

    All you need to do is disconnect the power, water and sewerage, and a professional transport company can take care of moving the home for you. Very versatile indeed!

  • You can. As part of your quote, we’ll give you options for:

    • Flooring

    • Wall panels

    • External cladding/colour

    • Other key finishes

    That way, you can personalise your modular home so it feels like your own from day one.

  • Swift Modular expandable homes can be placed on a variety of foundations. The most common are:

    • Concrete slab or pads – a solid, reinforced concrete base poured directly onto the ground.

    • Compacted ground (sand pad with compaction test) – levelled and compacted ground providing a firm, stable base.

    • Concrete or steel stumps/piers – used to elevate the home off the ground, which is especially useful on uneven or sloping sites or for clay prone areas.

    The right foundation for your home will depend on:

    • local climate

    • soil conditions

    • slope and layout of your site

    • your budget and engineering requirements

    It’s vital to consult with a licensed contractor or engineer to determine if you need soil testing or specific engineering for your foundations.
